Curious about a career as a Mortgage Broker?

The mortgage broker position is one quickly becoming Canadian homeowner’s first choice for receiving the lowest interest rates and personalized advice on their financing options.

In fact, according to the 2022 Year-End Consumer and Outlook Survey, 45% of first-time home buyers chose to use a mortgage broker instead of going directly to their bank. For context, when I first started in the industry in 2016, this was only 30% so the market share has grown steadily!

With 9 out of 10 of these consumers reporting being ‘very satisfied’ with their experience, this is a testament to the amazing professionals creating positive results for their clients and making a difference in the homes of Canadians when dealing with their biggest and often most valuable investment.

Working as a mortgage agent at Dominion Lending Centres (DLC) is a “win-win” for everyone involved.

So what is required to become a mortgage broker?

The requirements as set out by the British Columbia Financial Services Authority (BCFSA) are as follows:

  • Must be 19 years or older
  • Must have a high school diploma (or equivalent)
  • Pass a criminal record check
  • Complete the Mortgage Brokerage Licensing (MBL) course. This is provided by the University of British Columbia (UBC) however other approved educators besides UBC may be available to issue the MBL course. Visit BCFSA’s website for more detailed information.

Once you pass the MBL exam, you will registered as a “sub“-mortgage broker and need to register your new license with a mortgage brokerage before you can begin accepting and assisting clients.

Ideally, while you are completing the course this is a step you will want to have figured out before you pass the exam so you aren’t stuck in limbo with nowhere to register your license.

Once you’re registered with a mortgage office, this is where the hard work really begins.

You’ll discover quite quickly that the schooling does little to prepare you for the obstacles ahead in establishing your mortgage career.

Many new mortgage agents will lose business simply by trial and error as most mortgage brokerages (as much as they may promise this guidance) do not offer a trainer designated to walk you through each mortgage application to teach you how to assess a file, underwrite documents, accurately advise clients, and ensure compliance is followed.
